The Valuation

The most important part of any sale is the valuation. We will provide you with an accurate valuation of your property based on comparisons in the market and as close as possible to the price we believe we can achieve for your property. In achieving the optimal price for your property we will take many factors into account, including current and anticipated demand, prices achieved for similar properties and proximity to local amenities, motorways, airport and Dublin city.


We shall agree an appropriate marketing strategy with you, offering a range of options tailored to achieve your sale objectives.

As a minimum our marketing of your property will include the erecting of a "For Sale" board, the preparation of quality colour sales brochures and the display of your property in our office on our website, and Once your property is on the market, we will continue to deal with the sale in a proactive manner, contacting you on a regular basis with all developments, such as notes of interest, enquiries etc. By monitoring levels of interest we can give you an update of how your property is progressing in the market and advice you accordingly.


To the best of our ability we give you 24 hours notice of all viewings. We carry out as standard 100% accompanied viewings of your property. The viewing process is very important; we gather information from buyers to establish their position to purchase the property. The Process

If you are buying, the first stage in the process is to “note your interest”. In effect this means that you will be given the opportunity to make an offer for a property although this can not always be guaranteed. We always check out a buyer before we confirm an offer. Do they have a house to sell? Is there a chain? Do they have the necessary finance in place?

We’ll keep in touch regularly, ensuring you are kept up to date, and work with your lawyer to monitor the progress of your sale to ensure it is running smoothly. Along with your conveyancer, we’ll help you arrange exchange of contracts and set a completion date for the sale.
